Norwalk, CA Realtor Felix Lopez Explains Why the Holidays Can Be a Smart Time to Sell

Oct 21, 2026

Felix Lopez, a Norwalk Realtor and Broker Associate with Harcourts Prime Properties since 2001, explains how holiday sellers in Norwalk and surrounding communities can benefit from reduced competition, motivated buyers, and a local market where homes go under contract in 19 days.

Norwalk, CA, USA, October 21, 2026 -- Homeowners considering selling in October often assume waiting until spring is the better option. Felix Lopez, a Realtor in Norwalk and Broker Associate with Harcourts Prime Properties, believes the holiday market offers opportunities for prepared sellers. According to Resideline's tracking of 290 Norwalk closings from May through September 2026, homes took a median of 19 days to go under contract and another 25 days to close, suggesting that early November listings could close before the new year.

Working in real estate since 2001, Lopez emphasizes competitive pricing, thoughtful preparation and welcoming seasonal decorations to attract motivated buyers. "The holidays can give a home a warmth that buyers remember," Felix said. "Tasteful decorations, good lighting and a clean presentation can help people picture their own family celebrating there. The key is keeping the home welcoming without letting the decorations overwhelm the property."

Norwalk Is Still Moving, and It Is Still the Affordable Option

Resideline's six-month data puts the Norwalk median closing price at $750,000, with the middle half of sales landing between $645,000 and $820,000.

Set against the wider county, that is the headline for a buyer. The California Association of REALTORS® August 2026 report put the Los Angeles County median for an existing single-family home at $946,950, up 1.7 percent year over year. Norwalk sits nearly $200,000 below it.

That gap is why year-end buyer traffic in Norwalk does not behave the way sellers assume it will. Buyers priced out elsewhere in Southeast Los Angeles County are still working, and the ones touring houses in December are rarely browsing.

Individual properties land well above or below those ranges depending on size, condition, location and property type, which is why Lopez pushes clients toward neighborhood-level analysis rather than a citywide average. A seller is not competing against the Norwalk market. A seller is competing against the specific homes a similar buyer can tour this weekend. Owners can start with a home valuation and review current market reports.

Holiday Buyers Are Often Different Buyers

Holiday buyers often have specific reasons for moving, including job changes, relocations, family needs or expiring leases. With fewer competing listings, prepared sellers may benefit from motivated buyers seeking homes before the new year.

"Someone taking time to tour homes during the holidays usually has a reason for being in the market," Felix said. "My job is to help the seller make sure the property is positioned correctly when that buyer arrives."

Decorate for Warmth, Not for Volume

Felix recommends tasteful seasonal decorations that enhance a home's appeal without hiding its features. Clear walkways, natural light and simple decorations help buyers envision living in the property.

However, staging cannot replace accurate pricing. Lopez emphasizes comparable sales and current inventory when developing a competitive listing strategy.

Twenty-Five Years Changes the Questions

Working in real estate since 2001, Felix brings 25 years of experience navigating changing housing markets. He prioritizes understanding clients' goals, financial readiness and individual circumstances while providing patient, personalized guidance.

"My clients' needs have to come before my own," Felix said. "I want people to feel comfortable asking questions and understanding what they are signing before we move forward. If they need more time or more explanation, that is part of my job."

Published client testimonials highlight his honesty, responsiveness, patience and guidance, including advising a seller against accepting an undervalued offer.

Four Cities, Four Different Markets

Norwalk is the center of the practice, but Felix also works Santa Fe Springs, Downey and La Mirada, and he cautions against treating Southeast Los Angeles County as one market.

Pricing, buyer demand and time on market diverge meaningfully between adjacent cities, and a strategy that works in Norwalk can be wrong three miles away. His blog covers those distinctions in Santa Fe Springs Real Estate Over the Next Five Years, How Norwalk Home History Shapes Buyer Interest and Shopping and Everyday Services in a La Mirada Home Search.

Buyers working across all four can search through advanced search, AI smart search and map search, browse newest listings and open houses, run numbers through the mortgage calculator, or filter by property type including condos, homes with pools, horse property and homes near Cerritos College.

A Broader Platform Planned for 2027

Felix Lopez plans to expand his real estate practice in 2027 by introducing property management and commercial real estate services, with the operating structure still being finalized. The expansion aims to support homeowners, investors and business owners throughout Southeast Los Angeles County. Building on his goal of helping clients achieve long-term financial freedom, Lopez intends to provide continued guidance beyond residential transactions.

A Holiday Sale Still Starts With the Basics

Lopez emphasizes that successful holiday home sales depend on competitive pricing, proper preparation, tasteful decorations and convenient showing access. While November and December may offer opportunities with less competition, selling decisions should reflect each homeowner's circumstances and local market conditions. With 25 years of experience, Lopez continues serving Norwalk and surrounding communities while preparing to expand his services in 2027.

Andrea Atzeni optimistic Crimson Flash will relish rise in trip in Group Two Premier Bowl

Andrea Atzeni is confident the rise to 1,200m will suit Crimson Flash when the classy sprinter chases a career-best victory in Sunday’s Group Two Lukfook Jewellery Premier Bowl at Sha Tin. After recording four wins in a strong second campaign in Hong Kong, Crimson Flash was sent off the $5.6 third favourite in his return but found the 1,000m too sharp when fifth to Colourful King in the Group Three National Day Cup. Atzeni said the Mark Newnham-trained gelding also didn’t appreciate being...

Wales, Australia, managing David Silva all part of Sha Tin coach’s rich tapestry

Tom Ballantyne was playing a pre-season friendly for Welsh club Monmouth Town when he “got clattered” and sustained a tibia plateau fracture. “I broke my knee joint, essentially,” Ballantyne said. “I never played again”. So began a life investment in coaching that would see Ballantyne stacking supermarket shelves overnight, then spending long days on the grass. He has been employed by Cardiff City and Aston Villa, and managed in three of Australia’s six states. The Englishman was the man Jim...

Milicic also recently took China to fourth place at the Aichi-Nagoya Asian Games in Japan after losing 2-0 to North Korea in the semi-finals. “After...

Local pair’s brush with Hong Kong Open history a sign the sport is flourishing

There was a moment on Thursday when history looked like being made at the Link Hong Kong Open, and while forgiving greens and some generous pins meant normal service was later restored, the glimpse on offer was of a local game in rude health. For the first time since the tournament began in 1959, two Hongkongers – Isaac Lam and Matthew Cheung – briefly sat at the top of the leaderboard at six-under-par. By the end of the day they were far from alone and further down the field than they might...
